Questions

How long does an appraisal take?

The visit usually takes under an hour. The finished report typically follows within a few business days, depending on the property and the time of year. Ask when you call and I will give you a date.

How much does an appraisal cost?

It depends on the property type, size, location and why you need it. Call or send the address and I will quote the fee before anything is scheduled.

Do I need to be home?

Someone needs to let me in and the whole home needs to be accessible, including the garage, attic access and any outbuildings.

Is an appraisal the same as an agent’s market analysis?

No. An appraisal is an independent opinion of value by a state-certified appraiser who has no stake in the sale, written to national standards. A market analysis is an agent’s estimate, usually as part of winning a listing.

Can I use this appraisal for my mortgage?

Mortgage appraisals are ordered by your lender, usually through an appraisal management company. If you are refinancing or buying, ask your lender. For PMI removal, check with your lender first, since many have their own process.

Are you the county property appraiser?

No. The county property appraiser is the government office that sets assessed values for property taxes. I am a private, state-certified appraiser who prepares independent appraisals for owners, buyers, attorneys and estates. If you disagree with your tax assessment, an independent appraisal can support an appeal.

Which areas do you cover?

Duval, St. Johns, Clay, Nassau, Flagler, Putnam and Baker counties in Northeast Florida, plus Broward and Palm Beach counties in Southeast Florida. If your property is outside that area, call anyway and I can usually point you to someone.
